Question 1

Do I need a license?

Accepted Answer

Yes, tenants must hold valid, current licenses specific to their services, such as cosmetology, barbering, esthetician, or medspa/injector credentials as required by regulations. In the Philippines, this falls under Professional Regulation Commission (PRC) standards. Tenants must also secure business permits from the local government unit (LGU), such as Barangay Clearance and Mayor’s Permit, to ensure compliance and avoid liability.

Question 2

Who qualifies?

Accepted Answer

Qualified tenants are independent beauty and wellness professionals including hairstylists, nail technicians, makeup artists, estheticians, and medspa providers offering services like Botox, fillers, or laser treatments. This model is ideal for professionals seeking privacy, branding control, and full profit retention without the overhead of a full storefront lease.

Question 3

How do I reserve a suite?

Accepted Answer

Applicants submit an online or in-person application with copies of licenses, ID, business plan outline, proof of income, and initial fees. Approved applicants receive a 30-day hold to sign the lease and pay the first month’s rent plus a security deposit. In Davao, similar processes apply through local brokers or online listings, with virtual tours often available.

Question 4

What expenses am I responsible for?

Accepted Answer

Tenants cover base rent, utilities, personal supplies and products, marketing, and individual liability insurance. Many premium suites include Wi-Fi, shared laundry, cleaning services, beverages, and reception support as part of bundled costs.

Question 5

Lease length?

Accepted Answer

Standard lease terms run for at least 12 months with renewal options or month-to-month arrangements afterward. Tenants should negotiate early termination clauses and review rent escalation terms. In the Philippines, leases should comply with Civil Code rules on fixed-term rentals.

Question 6

What’s included?

Accepted Answer

Luxury suites are fully furnished with professional sinks, ergonomic chairs, mirrors, storage cabinets, task lighting, and locked storage. Shared amenities may include 24/7 secure access, laundry rooms, waiting lounges, beverage stations, and sometimes marketing or POS systems.

Question 7

Operating hours?

Accepted Answer

Tenants set their own schedules with full flexibility, including evenings and weekends, as long as they follow building quiet hours and local ordinances.

Question 8

Customization?

Accepted Answer

Customization options vary by property and may include painting walls, adding branding signage, swapping furniture with approval, installing specialized equipment, and selling retail products while keeping 100% of profits. Changes usually must be reversible at move-out.

Question 9

Permitted uses?

Accepted Answer

Leases must specify allowed services such as hair, nails, skincare, injectables, lasers, and microneedling to comply with zoning and health codes. In Davao, tenants must secure BIR registration, DOH approvals for medspa procedures, and fire safety clearances.

Question 10

State board compliance?

Accepted Answer

Owners prepare for inspections by PRC, DOH, or local health offices focusing on sanitation, license display, ventilation, plumbing, and emergency exits. Pre-opening mock audits and tenant training on standards are recommended.

Question 11

Insurance?

Accepted Answer

Owners need commercial general liability, property insurance, and business interruption coverage. Tenants must carry professional liability and personal property insurance. Local business licenses from city authorities are mandatory for operations.
